MontiRooms eGbR was founded in 2024 by Elaine Tumuscheit and Paul Müller. Based in Brandenburg, the company specializes in the short-term rental of furnished properties to companies that require temporary accommodation for their employees. Our focus is particularly on trade and construction companies that send project-related workers and are looking for homely, flexible and ready-to-occupy temporary accommodation for them.
We currently manage and operate a portfolio of around ten properties that are conveniently located. The length of stay for guests varies from a few weeks to several months - depending on the location and project duration. MontiRooms eGbR takes care of all rental processes: from selecting and furnishing the properties to communicating with corporate clients, looking after guests, cleaning and maintenance and invoicing. Our aim is to create a professional, reliable and service-oriented standard of living for mobile workers.
Elaine Tumuscheit brings her extensive experience in real estate brokerage to the company. She is a TÜV-certified estate agent, has been employed in the industry since 2021 and became self-employed in 2023. In addition to professional brokerage, she is responsible for customer communication, property acquisition and project development. Paul Müller complements the founding team with sound business and entrepreneurial know-how. He is responsible for all administrative, tax and financing-related processes within the company and also coordinates internal processes in day-to-day operations.
MontiRooms is currently on the verge of the next development step: Due to the dynamic growth in administrative work and the increasing requirements in communication with customers, authorities and service providers, a consistent digitalization of operational processes is necessary.
MontiRooms eGbR sees itself as a young, innovative company in a growing niche segment of the real estate industry. Our aim is to become the leading platform for temporary, high-quality employee housing in Brandenburg and beyond.
2. description of the innovative task (technological task)
MontiRooms eGbR is a young company that is currently still being established and works almost entirely in analog form. All business processes - from customer acquisition to property management and billing - are currently carried out manually or using unstructured individual solutions (e.g. spreadsheets, email communication). With the increasing growth of the property portfolio, the rising number of customers and bookings and the increasing complexity of processing, the digitization of operational processes is becoming imperative.
The planned innovative task therefore consists of the structured digitalization of the company's internal processes in the areas of acquisition, development and sales as well as digital process documentation. The aim is for the innovation specialist to establish a standardized, digital system that not only facilitates operational processes, but also prepares the scalability of the business model.
This task has not yet been carried out in the company in the planned form. It represents a new, transformative measure that is deliberately separated from day-to-day operations.
Work packages & activities
ACTUAL analysis and process recording (months 1-2):
Recording and documentation of all existing workflows. Identification of digital interfaces and bottlenecks. Creation of a structured overview to derive optimization potential.Software research and selection (months 2-3):
Review of suitable industry solutions such as Vermietet.de, EverReal or Immoware24 for digital real estate management, Lexoffice or sevDesk for digital accounting and invoicing. Introduction of the selected tools. Setting up digital processes (e.g. CRM system (Pipedrive if applicable), document management, booking tools, automated invoicing). Justification for the project period
The project is designed to last 12 months in order to ensure a gradual, well-founded digitalization with sufficient testing and training time. A shorter project duration would entail a considerable risk of loss of quality and sustainability.
Goals and operational development
The aim is to fully digitalize the company's internal processes in order to reduce administrative work, minimize sources of error, increase transparency, improve customer satisfaction and create the basis for further company growth.
3. differentiation of the innovative task from the operational business
The innovative task is clearly different from the operational core business of short-term property rentals. While day-to-day business is characterized by recurring, time-critical activities (bookings, guest communication, cleaning, maintenance, billing), the innovation specialist focuses on the strategic analysis, digitalization and long-term development of internal structures.
The introduction of industry-specific software, digital booking systems, process documentation and knowledge databases is not part of the existing day-to-day business, but an independent innovation project with a sustainable, strategic character.
